Every two to three years for most decks in this climate. South and west-facing decks that bake all afternoon go faster. If water no longer beads on the boards, it's due.

Most decks are two to three days — wash one day, let it dry, then stain. Weather can stretch that, and we'd rather wait a day than seal moisture into the wood.

We can replace individual rotten or cracked boards as part of the job, priced separately and approved by you first. If the framing underneath is failing, we'll tell you straight that staining is money badly spent.

Accepted Answer

Stain, almost always. Paint sits on top of the wood and peels underfoot; stain soaks in and wears instead of flaking. We don't recommend painting decks.
